The current Instant Survey on Results-net.com asks the question
"What percentage of agents in your market area have their own web
site and are active on the internet? "

So far over half of the respondents say less than 10% and three
quarters say less than 20% of agents in their area have their own
web site and are active on the internet.

I know this newsletter is already "preaching to the converted",
so I will not go into the obvious benefits of having your own web
site and being active on the internet. As most of you know, I
enjoy the technical aspects of creating effective web sites and
search engine positioning - and am always looking for ways to
increase a web site's effectiveness. The fact that currently less
than 20% of agents may be active on the internet tells me that the
competition will soon be getting a lot tougher and changes are
required!

Up to now it has been relatively easy to position a web site well
in most search engines and to attract a good share of the growing
number of buyers and sellers who have already discovered that the
internet is the best way to search for a house or an agent.

As every day goes by more and more agents are jumping on the
internet bandwagon and there is more competition for those Top 20
search engine positions which are necessary to attract prospective
clients.

This is one area agents who want to enjoy success with their web
site can't afford to neglect. If you are not constantly adapting
your web site and promotion to the ongoing changes happening in
the search engine world - you will be left in a heap at the bottom
of the search engine rankings with no leads being generated from
your web site.

Now, an agent's time is usually better spent talking to buyers
and sellers - and not trying to become a Search Engine Whiz, so I
recommend that you start thinking about your current web site and
about what you have budgeted for monthly maintenance and promotion.

What are you paying per month for your web site? Nothing? I would
venture a guess that you can't remember the last time anyone
contacted you as a result of your web site!

When you ordered your web site, was your decision based largely
on how small the monthly fee was? It is time to think about what
that fee actually covers.

You really have to read between the lines sometimes in order to
really understand what you are getting for your current monthly
fee. Ask yourself these questions:

1)Does your fee include hosting the web site?

2)Does your fee cover changes and editing of content on your site?

3)Does your fee cover search engine submission? Just once? Once a
month?

4)Does your fee cover ongoing changes to your site to adapt your
site to changes search engines are making in how they rank sites?

5)Does your fee cover the design and production of "doorway"
pages that act as pointers to your site in the search engines?

6)Does your webmaster take the initiative in determining when and
what changes and additions are necessary to improve search engine
positioning?

7)With Link Popularity an important factor in how a web site
ranks in many search engines, does your site have a page for
exchanging links with other agents?

All of the above are extremely important if you want to have any
chance at all in having your web site become a generator of
business. The problem is that in most cases only 3 or 4 of the
above are covered by the monthly fee charged by webmasters and
real estate web site providers.

So, start thinking now about what you need to do in order to
compete successfully on the internet!
