With the internet rapidly expanding and changing, the major
search engines and directories have been showing signs of stress
in the past year.

It used to be possible to get your site listed and well
positioned in just a few days in some of the search engines and
a month at most in many others. Those days now seem a distant
memory!

Nowadays, it seems that 25% to 50% of the search engine
services are experiencing some sort of problems (which may not
be apparent to the casual observer) at any given time.

A year or so ago, with a little effort, it used to be possible
to achieve good top twenty placement in all the major search
engines at the same time. That is pretty well impossible in
today's environment!

It now can take up to two months and longer to get listed and
well placed in most of the search engines. In addition to that,
search engines are constantly shuffling the deck, dropping
sites, not adding to their databases, under repair for months at
a time, and generally raising the blood pressure of webmasters
everywhere!

Success today is to appear well in two or three major search
engines at any given time. To do that, your site has to be
designed in such a way that it has the attributes necessary to
rank well in all of the major search engines.

It is now more important than ever before to have a
comprehensive search engine strategy that includes a commitment
to keeping up with the changes happening and compensating for
those changes. Failure to do so will result in your site ranking
poorly and costing you sales!

If you are not willing to spend the time to acquire the
knowledge necessary to manage your own search engine strategy,
you have to be prepared to pay your webmaster for this service.
This usually means an ongoing maintenance fee in addition to the
money you spend to initially get your site up and running.

Hiring a search engine submission service is not a
comprehensive search engine strategy! At best such services are
a short term boost is one or two search engines. In most cases
such services are totally ineffective and in some cases can
actually cause you to decrease in rank rather than increase!

A comprehensive search engine strategy is one of the reasons

One of the best ways to drive visitors to your site is to be
listed as the exclusive real estate agent for your city in a
major real estate site that is visited by consumers looking for
agents and property listings.

Such a site is the Agents Online Real Estate Forums , which has recently been rated
"Best" and given a three star rating - the highest award given -
by Infoseek's directory! Agents Online rates "Best" in the
categories "real estate agents" and "property listings" and
shows at the top of the list when searching Infoseek's
Directory. The Idea Center also receives traffic from many key
word searches in other major search engines and from links
places on dozens of web sites.

Now, you can be the one and only agent for your market area
listed in the pull down menus at the top of each and every page!
Anyone searching for an agent or property listings in your area
will click on the city or town and automatically be directed to
your site!

Since receiving the award, a check of the server logs for the

are three ways to be listed. You can join the House and Home

one of the forums - being listed in the menus is one of the

listed by paying the introductory fee of $10 month per city or
town to be listed exclusively in each pull down menu. Listings
are to be prepaid for six months in advance.

To be listed in the Real Estate Agents Menu, you must have a
web site. To be listed in the Property Listings Menu, you must
have a page set up on your web site that directs visitors to
listings - yours, your companies, or the multiple listings.

Menu listings on a first come first served basis, but you can
be "bumped" in the future if there is a new House and Home Page
that covers your area, if a moderator covers your area, or if
payment is not received. Until then, the exclusive menu listings
will be yours!

Has this happened to you? It happened to me again last week!

After writing an offer with out of town buyers that had
contacted me from my web site, they started telling me about
their experiences trying to contact local agents through their
web sites and listings advertised online.

Apparently they contacted three or four agents without a
response - one they tried to email repeatedly because he had
several listings in the area that interested them the most.
Turns out the agent had an incorrect email address listed on his
web site!

The buyers were not interested in picking up the telephone and
calling these agents - they wanted a response by email. I was
the first one to answer their request for help and as a result
ended up with the sale.

If you have a presence on the internet, check and respond to
your email every day!

time someone posts to their forum. They are often viewed as a
leader and/or expert, and the moderators name appears on every
page in their forum. Moderators also have the ability to schedule
the digests for their own forums, and the frequency will be
determined by the traffic in the particular forum.

6kb, and a transparent gif, so it will work whatever your page

has some hints on organizing your web contacts and web sites
that interest you.

"(1) Some computer users may not realize that every comma,
letter, and every word uses up space on their computer. To help
with the general housekeeping, when you book mark a site,
shorten the name, and insert a preface word such as RE (for Real
Estate)in front of the name, or Mktg (for a marketing related
article/site. This way the windows system automatically files
all your "saved sites" in a format by which you can find them
easier, and, you save space.

(2) If an agent has sent you a fun or informative article or an
interesting URL that you may want to pass on later, or just keep
on file - use the same concept - rename the file by placing the
agent's name in the foreground - eg Carolyne Sent will take you
to <<http:www.----url>. One will often recall who sent them
something long before they will recall the actual name of the
article or the URL.

(3) If a particular agent has a real estate web site that you
find on the net while surfing, or someone has sent it to you as
a point of reference - save it for referral use. Bookmark the
site or put it into your favorites file. Chances are you will
never find it again tho' unless you rename it - preface it by
the city/state/PROVINCE - that the agent represents. Canada is enough for mine - whether or not you recall my name...
